Try to decide .. just thinking out loud… is baby mae the Philippines “vana white”? or one of the ladies from the price is right?.. o say PIR…๐Ÿ‘?…love the place and fully furnished and the 2 rides.. but all the pets are gone…definitely no birds. $6m is ok I guess… workable amount… plenty of room to be comfortable.

  4. Even though it looks like the place is well maintained, especially when you look at the outside, but I think the price is a little steep. Considering that we are still dealing with pandemic pricing, I would say something around 120 would be more realistic. But then again, thatโ€™s just my humble opinion, without really knowing the area itself to well nor havenโ€™t really seen the whole house. Last but certainly not least, thank you Paul and the gang for showing us a variety and various options of living in the Philippines.

    The kitchen range is similar to the new one in my LDR’s Talisay house, except her’s also has one electric hot plate in the middle.
    Having an oven is a plus. My girls are learning to bake, and making deserts to sell in the Sara sara.

    No way would I pay that much for that house.

  9. I just shared this video with a real estate friend that lives in Dipolog, where we live part time. He says the seller is asking for US priceโ€™s in a third world country. His thinking was maybe 60 thousand USD at the most. Did the seller build this home from scratch, or is it a pre-existing structure? Who actually owns the house, the American that was living there with his family or his wife, who I assume is a filipina?

So much that I’m really thinking about retiring there (only 4 more years). Valencia looks wonderful and inviting. First of all (serious question) how can i meet a single cutie from your area in which you guys live? Does Baby Mae have anymore single friends or connections? If not, is there a dating site that i can go to find Valencia ladies? After watching and finding out how cheap it is to live there, I definitely want to come. I would love it there.   16. Even with all the furniture and the scooters the home is way over priced. Itโ€™s only a 2 bedroom small home. If me I would say keep the scooters and only offer 40 to 50k and thatโ€™s pushing it.

I bought my house in the US 16 years ago without seeing the “master bedroom” It was for sale by owner and they literally put the sign up an hour before I bought the house and the master bedroom was “too messy” to show me. I saw it at for the walk through inspection … all was great.

I am from East Balabag Valencia too but currently working abroad I would suggest it would be better to buy a land and build your own design so that you can save money. And be realistic of course ,it’s not easy to earn money to those Filipino who are never been abroad don’t understand about foreignes who come to the Philippines they usually think that all foreigners are rich.

  21. Way way overpriced. There is no land the house is small. I could get a much bigger house in the States for that price with a couple acres depending on depending on what state. I have a friend in the Philippines that rents a house comparable to that to that it’s one block off of the beach and they paid $100 American per month. It is furnished too.

  22. personally I think they will be hard pressed to sell it at their asking price. I feel they will have to reduce the price significantly in order to get it sold. My guess is they WANT that price in order to buy a place where they moved for the same amount or at least have a Big down payment down on.

  23. Who owns the dirt road that accesses the property? Or, is it a public right-of-way? That’s going to cause problems for you someday if the owner of the road gets itchy.

  25. for 160 I was expecting a lot of land….. Its a nice place no doubt…. but its pricey. But somebody might want it ready to move in without all the construction hassle…. I think thats why they jacked up the price.

    You could build that for 30% of the price. When was it built? termites? (huge problem there). Is the electrical and plumbing installed well somewhat according to what we could consider building codes in the US, or is all the wires just twisted and taped behind the wall waiting to burn you down. Do a thorough inspection before you buy anything prebuilt…. either in the US or anywheres. !!!!!!

    Be ready for your neighbors to burn garbage and sing karaoke late at night…. dont mind the dogs barking all night too…. its all very normal there so if you like it quiet, its not the place for you. Turkeys and ducks right up against the house….. noisy.

    Look very very very good before you leap. If you buy a lemon you are screwed….

    foreigners cannot own land in the philippines…. you can lease it or buy a condo…. but otherwise its going to be in your woman’s or her familys name.

  26. yes 160 thousand USA seems outrageous for the area. The poverty and wealth in the same area are amazing to me. When compared to other properties close by this home is for a very wealthy person living among the poor.

Dirt road, noise, small lot, small house that needs love plus no mention of title – Hard NO. Not to even mention the papers on the N Max and Bajaj which even optimistically would valued at 250k php. I won’t even throw a number out on the package for fear of insulting the owner but he needs to get real. With that said I think it’s important to show houses like this so that people can get a feel for what many here as evidenced by the comments think is not such a great deal.

  35. We been looking around Valencia for a while now. Generally everything is overpriced. Unfortunately, property owners here are not realistic of what the actual worth of their property is. Owners will wait and try to get their price because there is generally no mortgage on their property whether its a lot or a house and lot. Property taxes are next to nothing and maintenance is low if the house is fairly new. Property prices in the Dumaguete area have steadily been going up since 2014 and have not slowed down. The ONLY way to get a deal on something is if the owner NEEDS to sell. If the owner is filipino, he may have medical bills he needs to pay and will reduce his price or if it’s a foreigner that has decided to move back to his country will have a fire sale to move the house. Patience is important if you are gonna find a deal here.

Foreigners can’t own property its only open to a very small market of phillipinos its way way overpriced noise could be a major problem dogs neighbors with booming music all night probably worth maximum $40000 the furniture vehicle’s are all junk your friend isn’t going to find a buyer unless he finds a gullible mug on heavy medications best to try to rent it out personally l wouldn’t go anywhere near it

I understand people have their reasons for what they do but why in the world would you want to go back to the USA and have bills coming out of the wazoo maybe in a while they’ll wind up going back to the Philippines unless your friend has lots of money and it doesn’t matter yeah I also think the house is a little pricey well good luck to them

  45. As other subs have said price is Way to High ! I guess the plan is to ask for the Moon & Stars and get as much as possible. For that amount I can get 54 acres with 4 – 1 bedroom, 1 bath cottages a Large Chicken house, 1,500 liter water tank and a well in Nicaragua. ( Foreigner’s can own land there )

The asking price of 8 million pesos is steep the yard in the back unit is a bonus ….the furniture and appliances don’t make the house any more attractive….a more reasonable price would be between 3 n 4.5 Mil…..also the road is to narrow and unpaved….Not knocking the house just n assessment from what you showed

  47. I’d say plot of land -1 million, fenced/walled – 1 million, house – 1 to 1.5 million, all the extras 500K = 3.5 to 4 million, but the noise and all the CCTV are bad indicators. Next question – Who owns the Right of Way?
    I wonder if buying a hectare or two, further out of town and building a house in western dimensions(at least the bedrooms anyway) would be cheaper than 8 million, only problem would be travel to and from Dumaguete for shopping, access to medical facilities and the social isolation your Filipina partner would feel being that far out of town would be worth it.

  49. For housing in the Philippines location is everything. This is why Iโ€™m a fan of gated communities because they have dog and chicken rules. Also, this house is a good example of expats building houses in the Philippines. Itโ€™s ok to build I guess but I donโ€™t think itโ€™s a good idea to build your dream home here because most expats will leave. I know you think you wonโ€™t but the odds are you will. The magic number seems to be 7 years. That said, thereโ€™s no way this guy is going to get what heโ€™s asking. For that price you can get a lot bigger house in a lot better neighborhood.

  53. That seller has high hopes lol. We are building our own house in the Philippines that when finished will be five times that size completely furnished for only 4 million pesos total cost. Of course itโ€™s on family land that is inherited so thatโ€™s a freebie hahaha. And the roof is almost a third of the cost. Weโ€™ve put 2 million in it already and neighbors are joking it looks like a town hall hahaha.

  65. I think you will be hard pushed to sell this property in the condition it is in. The whole house needs a refurb throughout. I would suggest they carry out the work needed and then put it on the market or reduce the price.
