  1. Nope, price is not too bad, but weird layout and the landlord is so broke they won’t fix anything until they have a check in hand, and who knows how long they will drag their feet and bicker with you over getting things done. That and the upstairs will be much more expensive to air con.

    Are there no “Professional” real estate agents in Duma ? I would rather work with someone who will show you what you want first, then negotiate. I realize that there are not that many western style single story ranch style houses there, but it seems like most of the places on offer are just weirdly designed, not traditional or western.

  2. Wow… I’m intrigued by this one…little paint, little sanding, lots of furniture. What was that little window upstairs? Just an opening looking down to the 1st floor?

  4. Off hand, but did you see what Tim K, was able to get for I think $550 a month ? I realize you’ve got your heart set on the Duma area, but it appears that Duma has been too popular with foreigners for too long and one may have to overpay for crap, or overpay for nice. I’m surprised even a little that your landlord has raised your rent as much as they have since you’ve been there. I assume that you’ve always paid your rent on time like clockwork, I seriously doubt most of the local tenants do.

  5. here in australia if you rent new or renoviated place you must leaves as you found it after 3 or 4 yrs wow can be expensive to repaint. open your mind you dont have to fix anything just take photos to protect yourself. Ned its the Philippines ok not good old USA.

  6. Agreed it needs a good clean and paint but it’s bones are really good. I’d rent it. I think you should reconsider, you can get child barriers or gates – my sister used them when her kids were little , they worked.

  7. Typical winger tenant. If you don’t like it, walk out, move on. Sure must be a perfect, spotless, place for a low rent budget just out there .. somewhere. If you’re so smart, how come you aint the landlord !

  8. The landlord put the deposit in his pocket, instead of squaring the place away, and it doesn’t look like it would take much to make it livable… What are they thinking when they show a house??.. With all the furnishings needed, it looks like it would be the same as moving to the Phils all over again.. I hope the beach was at low tide.. Thanks for the vid, Ned.. Bruce

  9. The condition of the house may be a clue as to how good of a landlord they would be….you may have dodged the bullet….best of luck with the quest……

  10. Do they sell Wet and Forget in PI? You spray it on once a year and just leave it – removes all the black algae you see outdoors (it’s algae, not mildew or mold).
    Expensive place – looks like hell. What are the owners thinking?

  11. Yea right. Give me your money and then I will clean and paint. the house has never been cleaned or painted. Not my type of landlord, to lazy to flush a toilet.

  13. At my request, my partner and her friend looked at that property two days ago, and they had many of the same observations:
    * a lot of salt air rust
    * measured 10 degrees Fahrenheit hotter upstairs (I had her take our heat gun.)
    * no upstairs patio cover – what a shame
    * quite dirty
    * no cabinetry in the bedrooms
    * steady stream of rumbling NORECO trucks on the road directly outside
    * 2 canals emptying into the ocean (because of it, they would not go in the water there)
    Both immediately said that our house is nicer. That’s all I really needed to hear.
    Yes, photos and videos can be deceiving. Thanks for getting closer to reality for us, Ned.
    I’m a little surprised that after all these years here, you seemed bewildered by the condition. Clean, especially here, is a relative thing. Obviously, the person that occupied it previously had no problem with the condition you found. I’m happy to maintain and improve upon my rental, but to rehabilitate it? No thank you. That’s a lot of work ahead for someone.

  14. thanks for the video👍I always love to watch you look at rental property..looking for property works the same way as looking for a good wife..seek and ye shall find and patience is a virtue..If you have found a keeper wife and a kid is inevitable then it’s time to start investing in property to live and rent..real estate works same anywhere in the world and so does equity you build up on your property you own and rent..everything will have to be in your wife’s name so that is also a good insurance policy in case something happens to you like sickness or death.. Property is a good investment for your child’s future and a good college education..it would be something good for you and your wife to learn together and would create a good future for your wife and kid…I have seen new 3 bedroom 2 bath houses in a gated subdivision for $1,000 down and $160 a month and that is furnished..I have also seen great deals on used properties that did and didn’t need a little attention..in the beginning you may not be able to pick where you want to live but after two or three years of buying and selling and renting to Tourists and whoever else has the money, you certainly will be able to live anywhere you choose..I plan on having a mountain house and a beach house.hehe.. after you get a credit line established flipping property works the same in the filipines as it does the United States.. labor is so cheap in the Philippines it would be nothing to fix up a property and flip it or rent it and build up equity for the future..fixing a place up is a lot less hassle than building a new place, only if you own it..I do not understand why expats with Filipino wives and YouTube channels does not do rentals and selling property.. YouTube channel is a great gateway to clients..I guess I should not be giving away my business model but there is plenty to go around for everyone.. thanks for always having good and informative videos and not lots of bull s### and negativity.. that’s why it is always a pleasure to watch your videos..thanks👌👍😀🤗🇺🇸🍺🍻

  16. They will repaint after the money is paid with more green paint and the grease will possibly be removed where seen, inside the cooker hood cupboard………………….never.

  17. Come on, you could have the place cleaned for $20, why go on and on about that. Fifty dollars in paint would go a long way. The lack of AC is a much bigger concern.

    Expat Tennant: I professionally cleaned the house yesterday, and the landscaping is just being finished up. Can I have my deposit back?
    Filipino Landlord: Sorry sir, there is not stock of “your” security deposit. You will understand, because, it was stolen from my wife during her tricycle ride from the bank last week.

  22. You’re rent a home in the Philippines… don’t expect things tp be on par per westerns standards, especially if it’s a older home or not in the city proper. There’s nothing wrong with this house, the rent is only $460 a month (thats a STEAL for most homes in the US that size) you can make improvements yourself if you wanted to all it looks like it needs is a GOOD cleaning.

  23. nice fixer upper home nice big bathroom …do any of these houses in the Philippines have indoor plumbing with external hot water heater ? Im thinking only houses in the USA have this feature
